Home sales up, prices down in region in fourth quarter of 2025

Home sales in the region saw a modest uptick in the fourth quarter of 2025, according to the Chesapeake Bay and Rivers Association of Realtors, which recently released its fourth quarter home sales report.

According to the report, there were 270 sales regionwide during the months of October, November and December in the CBRAR service footprint, which includes Gloucester, Mathews and Middlesex counties, the Buena Vista District of King and Queen County and the Town of West Point, nine more than the fourth quarter of 2024, a 3 percent gain.

At the same time, the median price for a home in the area dipped in the fourth quarter. The regionwide median price was $361,750 in the fourth quarter, about $2,750 or 1 percent lower than a year ago.

Inventory continues to expand in the Chesapeake Bay and Rivers housing market. There were 351 active listings in the area at the end of the fourth quarter, a 13 percent increase from last year.

Sales activity grew 15 percent in Mathews County in the fourth quarter of 2025, resulting in 31 transactions, four more than a year earlier. The biggest gain was reported in King and Queen County, a 71.4 percent surge with 24 total sales, 10 more than the same period in 2024. Gloucester, meanwhile, had 98 sales in the fourth quarter, nine fewer transactions than a year ago. In the final quarter of 2025 in Middlesex, there were four additional home sales than the year before, bringing the total count to 47, a 9 percent increase.

Median sales prices during the quarter were $379,868 in West Point; $364,000 in Gloucester; $365,000 in Middlesex, and $352,000 in Mathews.
