The Gloucester County Planning Commission will hold public hearings on two separate rezoning cases tonight, Thursday, Nov. 7, at 6:30 in the colonial courthouse.
Eric and Christy Baldwin have requested to rezone five acres of land on a private road adjacent to Machi-comoco State Park, Hayes, from Rural Countryside (RC-1) to Suburban Countryside (SC-1) to enable the property to be subdivided through the family transfer subdivision process.
The property currently contains two residences, a primary dwelling and an accessory dwelling. If the application is approved and the applicants move forward with dividing the property, the zoning ordinance would allow each resulting property one additional accessory dwelling unit.
In the second rezoning case, York River Crossing Associates, LLC, has requested to rezone more than 10 acres of land adjacent to the south of the York River Crossing Shopping Center, along Route 17, from Village Mixed Use District (B-2) to General Business District (B-1).
The property owner requested the rezoning to have greater flexibility in the type(s) of permitted businesses and to align the zoning of this property with the YRC Shopping Center immediately to the north. The property is currently vacant. Surrounding property uses include both commercial and residential.
