2 new mixed-use districts contemplated for county’s villages

The Gloucester County Planning Commission received a staff report Thursday night that recommends creating two new mixed-use districts for certain areas near the villages at Gloucester Court House and at Gloucester Point/Hayes.

One of the proposed new districts would be a Residential Mixed-Use District (MX-R) aimed mainly at allowing higher density residential uses, planning/zoning director Anne Ducey-Ortiz said. Also, the MX-R district would allow some business uses, she added.

Meanwhile, the proposed business Mixed-Use District (MX-B) would be oriented toward business as the primary use, Ducey-Ortiz said, but would also allow some higher density residential development.

The new districts would be created for certain areas within the vicinity of the two historic villages that are not currently zoned B-2 and do not have existing strong historic patterns, a staff report said.
